Deliverables

What you take away

Valuation without the guesswork.

Rate per survey/gat number

The exact ready-reckoner rate for the plot you're screening, not a district average, not last year's table.

Village-level zone tables

Where a village has no survey-wise rates, the portal's own zone table renders, every use (residential, agricultural, industrial) at a glance.

CSV export & print

Every table opens in Excel and prints cleanly; attach it to the valuation note or the stamp-duty working.

Refresh on demand

A per-village refresh button re-reads the live table, bypassing the cache; useful the week the new financial-year rates land.

How it works

From village to rate table in three steps

  1. 1

    Choose the village

District → taluka → village, from the lists the eASR portal itself serves.

  2. 2

    Pick the rate type

The portal decides: villages with survey-wise rates show a survey-number box; small villages render the zone table directly.

  3. 3

    Read, export, print

The table renders on screen; export it to CSV or print it for the file.

Data source

The department of registration's own numbers

Rates come from the eASR / Ready Reckoner portal (easr.igrmaharashtra.gov.in) of the Department of Registration and Stamps, Government of Maharashtra, fetched live on every query and cached for the day. Rates may be revised at source; verify on the official portal before relying on them for any legal, valuation or transaction purpose.

FAQ

Questions people ask

What is the ASR / ready reckoner rate?

The Annual Statement of Rates, the government's minimum valuation per unit area used for stamp duty and registration. The "ready reckoner" is the published table of those rates.

When do I need it?

Estimating stamp duty on a sale, benchmarking a deal price, splitting a plot's value among co-owners, or sanity-checking a builder's quote.

My village shows a zone table instead of survey-wise rates. Why?

Small villages without survey-wise rates publish a village-level zone table on the eASR portal itself. Trace My Land shows whatever the portal serves; nothing is invented.

Can I export the rates to Excel?

Yes; every rate table has a CSV export that opens directly in Excel.

How fresh are the rates?

Fetched live from eASR and cached for about a day (rates roll over with the financial year). The Refresh button re-reads the live table any time.

Benchmark your plot's rate now.

Open the app, pick the village; the rate table is a click away.
