1. Government data disclaimer (Mahabhunaksha maps)

As per the Mahabhunaksha portal (Government of Maharashtra):

Maps available on the Bhunaksha portal are only for viewing purposes.
The maps available on the Bhunaksha portal cannot be used for commercial or legal purposes.
Citizens can get an authorised copy of maps from the concerned Taluka Deputy Superintendent of Land Records Office.

2. About Trace My Land

Trace My Land ("this application", "we") is an independent, non-governmental viewer and convenience tool. It is not affiliated with, endorsed by, or an official service of the Government of Maharashtra or any of its departments. It merely displays data fetched live from the public portals named above and lets the user export or print what the portals themselves render.

3. No warranty on accuracy or completeness

All records, maps, rates and owner details are reproduced as-is from the source portals at the moment of the query. We do not verify, certify, correct or vouch for the accuracy, completeness, currency or legal validity of any data shown. Records may be outdated, incomplete, disputed or subsequently amended at the source. Measurement, area and rate figures may differ from authorised records; unit conversions shown for convenience are approximations.

The application may also substitute corrected spellings of district/taluka/village names when the source portals spell them differently, and may present close-match suggestions generated by fuzzy name matching. Such matches are heuristic and can be wrong — always verify the matched village and survey number before relying on any report. Rates fetched from the eASR/Ready Reckoner portal are indicative annual assessment or market rates published by the portal and may not reflect the actual transaction value of any specific property.

4. Not legal advice; not for legal or commercial use

Nothing in this application constitutes legal advice, title search, title opinion or a certified public data extract. The output of this tool — including printed or exported reports and CSV files — is not a certified, authenticated or legally valid copy of any land record, map or rate list. For authorised copies of maps contact the concerned Taluka Deputy Superintendent of Land Records Office; for certified 7/12, 8-A and other extracts use Mahabhulekh or the concerned Talathi office; for rate matters rely on the eASR portal and the concerned Sub-Registrar office.

Do not use this application for any commercial or legal purpose — including sale/purchase decisions, loan applications, litigation, mutation proceedings, valuation certificates or court evidence.

5. Limitation of liability

To the maximum extent permitted by law, the operators of Trace My Land shall not be liable for any loss, damage, cost or expense — direct, indirect, incidental, consequential or special — arising from the use of, or reliance on, this application or the data it displays, including decisions made, transactions entered into or legal positions taken on the basis of such data. Use of this application is entirely at the user's own risk.

6. Data source availability and caching

This application depends on third-party government portals that may be slow, throttled, temporarily unavailable or changed without notice. Responses may be cached briefly for performance and to avoid overloading the portals; cached data may therefore lag the live portal. Name-matching, retries and classification sweeps are performed automatically and may occasionally pick a wrong entry — verify before use. If the portals disagree with what is shown here, the portal data always prevails.

We respect the source portals: requests are made at a human-like pace with retry back-off, and heavy features (e.g. land-classification sweeps) are cached so that the portals are not burdened.

All portal names, data and links belong to the Government of Maharashtra. If any usage is objected to, it will be removed or corrected on request.

7. Privacy

This application sets no advertising or tracking cookies. Village/plot lookups may be logged server-side in anonymous form for rate-limiting and abuse prevention only. Your area-unit preference is stored locally in your browser (localStorage) and is never sent anywhere.
