What the 7/12 gives you

The record of rights every revenue office, bank and sub-registrar asks for.

Record of rights, on screen

Khatedar (owner) names, khata number, total and cultivated area, crop season details, pot-kharaba and the mutation history, exactly as the Talathi records them.

Search your way

By survey/khata/CTS number, or by owner name in English letters (first, middle, surname or full name). Know the 11-digit ULPIN? One box, straight to the record.

Download the extract image

The 7/12 renders as the portal's official image; save it, print it or attach it to the bank/registration file.

8A and property card too

The same lookup also fetches the village 8A extract (khata-wise summary) and, for urban plots, the property card.

How it works

From village to utara in three steps

  1. 1

    Choose the village

District → taluka → village, from the same official lists the Mahabhulekh portal serves, live.

  2. 2

    Search and verify the captcha

Pick the survey number, or search by owner name / ULPIN. One captcha (the portal requires a human, so the lookup stays fair for everyone.

  3. 3

    Read and download

The record of rights renders on screen; download the extract image for your file.

Data source

Straight from the land records department

Every 7/12, 8A and property card is fetched live from Mahabhulekh (bhulekh.mahabhumi.gov.in), the Land Records Department's own portal. Nothing is stored as a private database; each search reads the record at that moment. For certified copies, apply at the Talathi office; extracts here are for viewing and reference only, not for legal or commercial use.

FAQ

Questions people ask

What is a 7/12 extract (satbara utara)?

The 7/12 is Maharashtra's village-level record of rights for a single survey/gat number: who owns it (khatedars), the khata, area by cultivation season, crop details, encumbrances and the mutation history. Banks, sub-registrars and courts all ask for it.

Can I use the extract from Trace My Land legally?

No; it is the portal's image for viewing and reference. For a certified copy, apply at the Talathi office or download it from Mahabhulekh with Aadhaar-OTP authentication.

Can I search by owner name instead of a survey number?

Yes: switch to "Owner name (in English)" and enter the first, middle or surname as written in English letters on the portal (type PATIL, not पाटील). Matching survey numbers appear with owner names attached.

Why is there a captcha?

The Mahabhulekh portal requires one captcha per lookup. It is tied to your own session, nobody else's search can consume it.

Does it work on a phone?

Yes; the lookup is mobile-first and the app installs to your home screen.
