Mahabhunaksha
State cadastral-mapping portal. Serves the district→taluka→village cascades, per-village plot lists, owner/khata/area details for a survey number, and the drawn map-report PDF. For plot reports.
Land Intelligence & Cadastral Portal
Trace My Land is an independent viewer built around one principle: read from the state's own record, at the moment of search, and keep nothing. This page documents exactly which portals serve a lookup, how long a response may sit in cache, and what is never stored — so you can judge the tool's reliability before you rely on it.
Every card below names the portal a feature talks to and what crosses the wire.
State cadastral-mapping portal. Serves the district→taluka→village cascades, per-village plot lists, owner/khata/area details for a survey number, and the drawn map-report PDF. For plot reports.
Land-records portal. Serves the 7/12 (satbara) extract, 8A khata register, urban property cards and the ULPIN/Bhu-Aadhaar flow, each behind the portal's own captcha. For 7/12 extract lookups.
State geographic data. Serves the already-digitised village parcel geometry (18-digit village codes), PWD road layers and satellite imagery — the vector basis of the village KML/PDF map downloads and the report's part plan.
Stamps & registration. Publishes the annual statement of rates (ready reckoner) per village, with survey-level tables where the district provides them — valuation benchmarks for any deal.
Your search opens a real, paced session on the relevant portal — dropdown walks, the portal's own captcha flows for suburbs, no third-party archives in the path.
Owner/plot answers cache for minutes (so a portal hiccup self-heals); village lists and zone tables cache for up to a day, because they only change on a financial-year rollover. Stale answers always lose to the portal.
Nothing about your person, ULPIN searches or mobile-number entries is stored; caches expire and are pruned on the interval; abuse-prevention counters are anonymous and contain no personal data.
We promise: portal-faithful rendering, human-paced portal load, publication-rate limiting, and the up-front disclaimer that everything is for viewing and reference only. We don't certify, amend or take responsibility for the source data — where the portal and this page disagree, the portal prevails. Read the full terms on the Terms & Disclaimer page.
No. Trace My Land is an independent, non-governmental viewer that opens real sessions on the Government of Maharashtra's own public portals at the moment you search. It is not affiliated with or endorsed by any government body.
Mahabhunaksha (cadastral map and plot data), Mahabhulekh / mahabhumi.gov.in (7/12, 8A, property cards, ULPIN), the MRSAC MahaBHUMI geographic layers (village parcel geometry and imagery) and the IGR eASR portal (ready-reckoner rates). Every lookup is a live portal session.
No private citizen record is stored. Portal responses are held in a short-lived performance cache (minutes to a day for static lists) and then expire; ULPIN and mobile-number flows pass straight through without logging; anonymous, device-level abuse-prevention counters exist but contain no personal profile.
As current as the source portal at the moment of the query. Dropdown lists and zone tables (things that change only on a financial-year rollover) may come from a same-day cache; owner and plot data is fetched live per search with a minutes-long cache so portal hiccups self-heal.
No — everything here is for viewing and reference. Certified copies must come from the Taluka office, the City Survey office or the respective portal itself. Trace My Land reproduces what the portals render and never certifies or amends it.
Every lookup opens a live portal session, free, no login.
